What we liked about the property…

  • It has a gas central heating system. With the major gas companies dropping their prices this could save tenants a substantial amount on bills.
  • It features modern furnishings as shown by the kitchen, lounge and master bedroom photos. This always helps properties let out fast.
  • It is an affordable, East End London property. At £1550 per month for 4 bedrooms, it is considerably under the average London rental price, and should find tenants in a flash.

What we liked about the listing…

  • It includes a floor-plan. This will generate a better tenant response and give a much better idea of the property’s interior.
  • Plenty of photos shot with a wide-angle lens. This increases the size of the room and means more detail can be relayed to the tenant.
  • The listing includes room dimensions next to each room. This along with the floor-plan will really allow tenants to picture your property before they view it.
  • It lists which rooms are on which floor. Some people like the master bedroom in the attic; some people like a living room upstairs. Knowing where rooms sit can be important for tenants.
  • Features a good primary image. Using the kitchen as the main image gives tenants a good idea of what condition the property is kept in. It is also a room of the property where tenants spend a lot of their time, so it is a key selling point.

What you can learn from this…

  1. Use a popular room such as the kitchen as the primary photo. It’s a room where tenants spend a lot of time. If it’s well fitted, your property will attract a lot of tenant interest.
  2. Listing the rooms by floor and including dimensions shows your professionalism. This will raise tenant trust in you and your property.
  3. Make sure your key features really standout. What will make your property stick out from the rest on Rightmove, Zoopla, FindaProperty and Gumtree?
