What we liked about the property…
- It is situated in the prime student area of Cathays, close to the main university campus and Cathays rail station. This property will always be in demand from students making it a fantastic investment.

- The house is licensed by Cardiff Council, giving students’ parents extra security.
What we liked about the listing…
- It has plenty of photos taken with a wide-angle lens. This makes the rooms look bigger and shows more detail in each shot.
- The landlord is accredited by the Welsh Landlord Association Scheme. To know the landlord is gives students and parents greater trust in the property.
- It has a detailed description with concise introductory paragraph. This means tenants immediately learn a lot about the property and want to read on.
- It states that council tax is exempt. Full-time students don’t have to pay council tax, but it is re-assuring to see it reiterated in the listing.
What’s missing?
- Floor plan – for students, viewing a property is not always possible, so knowing the dimensions of the property before they move in is very useful.
- EPC -apart from being a legal requirement, an EPC is a great marketing tool and a good graphical addition to a listing.
What you can learn from this…
- Photos taken with a wide-angle lens capture much more of a room than those without. They also make the room look bigger, which is always an advantage.
- Don’t juxtapose professional-looking photography with amateur photos. It makes those rooms look worse than the rest of the property.
