There are some worrying statistics being bounced around at the moment. The most concerning being that nearly 100,000 tenants are now in arrears by at least two months: not a good sign for landlords. Hopefully your tenancies are running as smoothly as ever, but it is good to be aware that rent arrears are a growing and significant problem.

The official figures from LSL property services are that the number of tenants in arrears by more than two months is the highest it's been since 2008, and that tenants in severe arrears make up 2.5% of all tenancies in England and Wales.

However there are ways of eliminating some of the risks. There is no full proof way of guaranteeing your tenants won't fall into arrears, but fully referencing them and making sure the rent is a sensible proportion of their income prior to the start of the tenancy is a good start.
