Stairways can be a risk for both tenants and landlords. About one-third of injuries reported to our landlord claims team come from trips or falls down stairs.

Make sure your staircases;

  • have handrails that are fitted properly and secured
  • don’t have any worn or loose fitting carpets, coverings or grips

You should always carry out full safety checks on your property before any tenants move in. Keep records, and take action where necessary. Repeat these checks every three months.

Don’t forget to keep your maintenance records up-to-date, just in case of any future claims. Ask your tenants to tell you straightaway if there are any issues and again, keep dated records — emails are an easy way to do this.
