		<description>Even though it isn&#039;t a rocket science for getting good tenants, these days to ensure that your tenant is at least unlikely to cause problems down the line has become complicated . Landlords shall understand the ways to identify the perfect tenant, or at least the best of the bunch, without running afoul of the fair housing laws...and in this case, I appreciate your help educating the good stuff. :)</description>

		<description>If somebody choose not to sell their property but wishes to live elsewhere; there is nothing wrong with that.
If they choose to rent their house out that is their perogative.It is nobodies business what they do with their private asset, which is still their PPR.
Course the govt does like that nor estate agents and solicitors cos they don&#039;t get to mmake all those profiteering fees.
Well I am afraid with a vibrant rental market and a moribond housing market it is now the property owner that is in charge.
You can sell a property online now for peanuts so you don&#039;t need estates agents anymore with their gratuitus money-grabbing ridiculous fees.
You can get fixed fee solicitor conveyancing; but admittedly you cannot avoid SDLT.
Most people therefore stay where they are and use the fee money to invest in a loft extension or backdoor extension which puts value on their property and doesn&#039;t get wasted in pointless fees.</description>

The judge would laugh @ us chartered surveyors, if we took the council to court, over the 1000s  of, grotty  council house, cases. Little, pensioned jobsworth  hitlers.

Personally I would love to retain the same tenant for the next 25 years.
Trouble is most tenants don&#039;t behave this way.
As a landlord I would prefer not to have to keep having new tenants if I am happy with the existing tenant.
So I have no issue with a long term tenant.
Most landlords want long term tenants.
Therefore no whims from me.
I&#039;ll sign you up for a 20 year tenancy; how&#039;s that for a whim.</description>
