Upad.co.uk is an online lettings agency. We employ state-of-the-art technology to distribute your property listing across the top UK property portals, including those normally closed to private landlords such as Rightmove.
As we are an online agency, we can offer all the services of a traditional high-street agent, but at a fraction of the cost you'd expect to pay. Plus you can choose from a range of services and buy only the ones you need.
We accept listings for houses, flats and rooms in all geographical areas of the UK.
We are members of the Guild of Lettings Management and The Property Ombudsman.
Your ad will appear on more than one hundred top UK property portals, including Rightmove, Zoopla, FindaProperty, Gumtree, Prime Location and. Globrix. You can find a full list of the sites we work with here.
How do I list my property on Upad.co.uk?
First you need to register as a landlord. Then add details of your property or properties, upload photos, and we'll do the rest. It's easy and shouldn't take long.
Our Tenant Find Service costs £59: this is a one-off fee until let.
When your property has been listed for 25 days, we'll ask you if it has been let. If it has, we'll suspend your advert but save the details for next time. If not, it will stay live across all sites for another month at no additional charge. We'll do this every month until your property is let. It's our rental guarantee.
Can you deal with prospective tenants for me?
Our tenancy sign-up package takes all the hassle out of letting your property. We will deal with tenant referencing and credit checking, preparing the tenancy agreement and registering the deposit. We'll also cover tenancy renewals and terminations. All this for just £175 + VAT for the initial agreement and £75 + VAT for any subsequent renewal.
Can you manage my property once I've let it?
Don't want to deal with all the hassle of managing your property? Our full property management service is just £60 + VAT per month. This covers rent collection and chasing arrears, arranging both routine and emergency maintenance, safety checks, recording and payment of expenditure and informing utility suppliers and council tax authorities of tenancy start and end dates. Can you help with property maintenance?
Our partners, Aspect Maintenance, operate across London and all areas inside the M25, serving both the domestic and the commercial sector. Offering all aspects of maintenance - from the roof to the drains, and everything in between - they provide both reactive emergency breakdown maintenance, and planned and estimated work; they deal with anything from putting up a shelf or mending a boiler to refurbishing an entire property.
With a 24-hour service (365 days per year), they ensure that there is always an engineer available, either for an emergency or for after-sales support. Aspect Maintenance provide free estimates for all refurbishments, boiler installations, plumbing installations, roofing services, electrical installations and air conditioning Installations. Landlords registered with upad are entitled to a 10% discount on all works undertaken*.

Leaks or a blockages, heating or air conditioning breakdowns, gas or electrical faults, roofing or building fabric issues, there are many ways in which problems can arise with your property and Aspect Maintenance is set up to look after all of them. Should I take LHA (housing benefit) tenants?
Changes to the way households receive benefit payments were introduced in April 2008. The Local Housing Allowance (LHA) applies to new claims for Housing Benefit (HB) for tenants renting accommodation from a private landlord. You can find out more about LHA on the LHA Direct website.
Upad.co.uk offers a service to landlords who are willing to let their properties to tenants nominated to them by one of the following West London boroughs: London Borough of Brent, London Borough of Ealing, London Borough of Hammersmith & Fulham, Harrow Council, London Borough of Hillingdon, London Borough of Hounslow, Royal Borough of Kensington and Chelsea.
Additionally, we can provide advice and information for landlords, and on access to grants that may be available to help carry out improvement works to properties.
