Sam explains that it’s imperative you have good quality images on your property advert, to ensure you’re attracting the best calibre of tenant. Rentals are now searched for primarily on mobile, which means poor quality images will show up even more because of the higher definition, smaller screen and the image based layout. He also states that 90/95% of the screen is taken up by images on the Rightmove app. James points out that phones and tablets have a 500 x higher resolution than printed images.

Taking photos

Many high-street agents and landlords will use camera phones to take property photos. Whilst many smart phones can produce good images, you need to be sure they are high quality with a sharp image to compete online. Sam advises that the optimal resolution for images is 1024 pixels by 683 pixels and a 3:2 ratio. Ideally you should use a digital or SLR camera to take your photos and make sure the property is well-presented and dressed.

Sell a lifestyle

As you are ‘selling’ a property to a tenant, you need to invest in good quality images to attract them, especially if you are charging a high rent. Can you expect a tenant to pay £2000 a month for a luxury London apartment when you haven’t spent a little extra on good quality or professional photos? You should consider dressing the property with soft furnishing and flowers to ‘sell’ the lifestyle of the property to the tenant.
