We are a friendly and social architecture practice based in a beautiful studio in the heart of London’s design district, Farringdon. We currently have 3 desks available, which could be rented individually or as a group.
Our studio is located on the first floor of a converted warehouse in Bleeding Heart Yard, a charming and historic cobbled courtyard just a 2 minute walk from Farringdon Station and a 5 minute walk from Chancery Lane. As well as excellent transport links, the local area is buzzing with lunch spots and after work drink options, with many cafes, bars and food stalls on Leather Lane just around the corner.
The studio is spacious and light-filled due to high ceilings and full height windows on both elevations, with original timber flooring and exposed steelwork. There is a large open plan kitchen space, a second kitchenette, and a meeting area which you can book for video calls and in person client meetings.
The desk spaces would be perfect for architects, designers or other freelance professionals. There are plenty of opportunities for collaboration with our team, and we’d be happy to invite you along to our lunchtime CPD sessions, Friday drinks, Christmas party and other social events. We also have a number of regular studio dogs for you to make friends with too!
We charge a monthly rate from £450 with no VAT applicable.
This includes:
- 24/7 access
- All rates, service charges, utilities and wifi
- Daily cleaner
- Kitchen consumables eg teas, coffee (use of our Sage coffee machines) milk, oat milk etc
- Bicycle parking in the yard
- Use of workshop for model making on request
- Use of printer (a4/a3) on request

As well as paying the rent, you may also be required to make the following permitted payments.
