Why is photo resolution important?

Sam Mitchell highlights the importance of the using professional, good quality images on your listing to ensure your property is presented in the best possible way. When you could be competing with 100’s of other properties in your area, blurry and dark photos will no longer cut it if you want to attract the best tenants. James Davis advises using the Property Alert feature on Rightmove so you can keep up-to-date with new properties being added in your area and ensure your ad stands out.

What’s the right number of images to use?

Sam states that through tenant research, Rightmove have found that the optimal number of images to use on a listing is 5-9. Less than 5 and tenants don’t feel they have enough information to make an enquiry, and perhaps want to avoid wasting time at a viewing if it’s not what they expect. Although it will depend on the size of your property, more than 9 images mean tenants begin to lose interest.

What matters to a tenant?

The photos that receive the highest engagement from tenants is the main living areas such as the kitchen and dining room, so Sam recommends using these as your leading photo. If you’re not sure whether to lead with the kitchen or living room, consider based on the quality of the image and which of the rooms best sells the lifestyle of the property. Sam also explains that tenants aren’t interested in the exterior of the property in lettings, they want to visualise living inside a property.
