When you receive an enquiry it's important to call the tenant as soon as possible. They are likely to be 'grazing' the property sites for a short period of time. If you call them immediately you'll be at the top of their list. Over 50% of enquiries to traditional agents aren't responded to until the next day so this can be a real advantage for Upad landlords.
Very occassionally a tenant will choose to opt out of allowing us to send you their details (under data protection law). These enquiries will come up as a series of asteriks. The tenant still has your details however and they will be in contact.
When you call the tenant, be ready with any questions you want to ask to ensure they're the kind of people you're looking for. This will help avoid wasting both their time and yours. When you are arranging the viewing be as flexible as possible; remember the tenant's diary is likely to be just as busy as yours and at the end of the day these may be your next customers...
